“You still in Real Estate”? A question that I am asked on a weekly basis if not a daily basis. I always answer the same, “yes, 16 years and counting”. The next question is different in the way it is asked but always hovers around the same subject. “Should I keep paying my mortgage”? That is where the subject becomes sticky. They either have already become caught in the undertow of  late payments where the chance of catching up becomes exponentially more difficult or they have realized that their dream home, the largest investment they will ever make, is now a drag to their future. ” I owe $350,000 and the house is now worth $180,000, when do you think the prices will be back up”? Double Digit unemployment and an oil spill that is slowly devastating the Florida Economy…don’t know, but it wont be in the immediate future.

What to do? There are many Realtors that have become “experts” of the shortsale market. No matter how many they have been involved in, they will never have the attention that is given to an attorney. A Realtor is an absolute must in the process, but a Realtor that has an attorney and a title company working on your behalf is an absolute must. Have this team working on your behald with no out of pocket costs and you have the perfect opportunity in a terrible situation. The process is a long and tedious one, there are transactions that have taken months to even have a bank’s approval. There have been transactions that have reached days from closing that have had ssues arise unseen and expected by  Realtors. Make sure that your sale is a smoothe one.
